Where should I live?

Match the area to your real life.

There is no single “best” town near Travis. The right answer depends on commute, budget, space, schools, walkability and what you want your off-duty life to feel like.

Your starting point

Fairfield or Vacaville

Both keep you connected to Travis while giving you different tradeoffs. Fairfield usually wins for a shorter commute. Vacaville often wins for a broader suburban lifestyle and shopping.

Compare actual commute routes at the times you will drive
Look at total monthly cost, not just purchase price
Tour the neighborhood before choosing the house
Request a community comparison
Closest-in option

Fairfield

  • Convenient access to Travis
  • Wide range of neighborhoods and price points
  • Central to I-80 and the county
Suburban favorite

Vacaville

  • Established neighborhoods and newer communities
  • Strong shopping and everyday convenience
  • Popular with Travis families
Quieter feel

Dixon

  • Smaller-town rhythm
  • More distance from the base
  • Worth comparing when space matters
Small-town option

Suisun City

  • Close to Travis and Fairfield
  • Historic waterfront district
  • Different home styles and price points
More rural

Winters

  • Small community and slower pace
  • Longer commute to Travis
  • Good fit when lifestyle leads the decision
Broader search

Beyond Solano

  • Compare Davis, Woodland and nearby communities
  • Commute becomes the main tradeoff
  • Useful for dual-career households
Housing decision center

Choose the option that fits the orders.

There is no automatic right answer. Compare control, flexibility, timing, total monthly cost, pet needs, accessibility and your backup plan if orders change.

On base

Start with the housing office.

Ask about eligibility, waitlists, privatized housing, unaccompanied housing and current availability before committing elsewhere.

Open official base housing →
Rent off base

Protect flexibility.

Compare lease length, commute, deposits, pet terms, utilities and the cost of breaking a lease. Review current California tenant rights before signing.

Read California tenant rights →
Buy with VA

Start with eligibility and payment.

Confirm the Certificate of Eligibility, full payment, cash needed, property condition and the plan if a future PCS comes sooner than expected.

Open the official COE guide →
Temporary housing

Give the decision room.

Temporary lodging can make sense when household goods, school timing, a waitlist or a home search does not line up with arrival.

Open Westwind Inn →
Sell before PCS

Work backward from departure.

Build preparation, pricing, showing, contract and closing time into the orders instead of waiting until the move is already urgent.

Ask Kinna for a timing plan →
Keep it as a rental

Count the job, not only the rent.

Compare management, repairs, vacancy, insurance, taxes, reserves, cash flow and the burden of owning from another installation.

Ask Kinna for a neutral comparison →

Housing information is educational. Availability, eligibility, rental law, loan terms, taxes and financial impact must be confirmed with the responsible housing office or licensed professional.

The payment matters more than the price

What payment fits your life?

Who cares what the sticker price says if the monthly payment does not work? Start with the number you will actually live with. Your lender will confirm the rate, taxes, insurance, funding fee, eligibility and cash needed to close.

Rate is editable and is not a rate quote. Funding fee, HOA, special assessments and lender-specific costs are not included.

Estimated monthly total
$3,723
Principal + interest$3,387
Taxes + insurance$748

Illustration only. This is not a loan estimate or lending commitment.

Get a monthly payment scenario built around you.

Send the payment you want to stay near, your timing, available cash and any VA eligibility. A licensed lender can price the real scenario while your home search stays centered on your life.

Rent or buy?

Make the decision around your timeline.

Rent may fit when

You need flexibility.

  • Your assignment or plans may change soon
  • You need time to learn the area
  • Your cash reserves need rebuilding
  • The monthly comparison clearly favors renting
Buying may fit when

You want stability and ownership.

  • You expect to stay long enough to absorb buying and selling costs
  • The full payment works comfortably
  • You value control over the home
  • You have a plan if orders change

The questions people whisper

VA loan answers.

Do I need a down payment?

VA-backed purchase loans often allow eligible borrowers to buy with no down payment when the sales price does not exceed the appraised value. Your lender confirms eligibility and the exact structure.

Can I really close with little or no cash out of pocket?

Sometimes. Seller or builder credits may cover some or all allowable closing costs, and the VA benefit may allow zero down for eligible borrowers. The final cash needed depends on the loan, property, deposit, negotiated credits and closing figures. Any funds received at closing must be a legitimate refund or adjustment shown on the Closing Disclosure, not guaranteed cash back.

Does a VA appraisal replace a home inspection?

No. The appraisal supports the lender’s valuation and minimum property review. A buyer’s inspection is a separate opportunity to understand the home’s condition.

Can a seller pay my closing costs?

Some buyer closing costs and seller concessions may be negotiated within VA and lender rules. The way credits are written matters, so the lender and agent should coordinate before the offer is submitted.

Can I use my VA benefit more than once?

Often, yes. Remaining entitlement, restoration and current VA-backed loans can affect the available amount. A VA-fluent lender can review the Certificate of Eligibility and explain the options.

What if I receive orders after buying?

That possibility belongs in the decision before you buy. We can discuss likely hold time, potential rental strategy, resale costs and how much flexibility you need.

Will I get spammed if I ask a question?

No. Kinna answers the question you asked. Your information is not sold, and you decide when you are ready to talk about financing or homes.

Have questions but don’t want to make it a whole thing?

Good. You should be able to get oriented before you become somebody’s lead. Send the question, the address, the orders or the number that is keeping you up. Kinna will help you find the next right step.
